
MaPrimeRénov' Copropriété finances work carried out in common areas to improve the building's energy performance. This collective aid benefits all co-owners, whether occupants or landlords, regardless of income. Eligibility requirements: The co-ownership must be registered and up-to-date with the national register of co-ownerships; the building must be over 15 years old, comprising at least 65% to 75% primary residences depending on its size; the work must be carried out by a RGE-certified professional and supervised by a project management assistance provider; the work must be carried out in common areas or private areas declared to be of collective interest (such as windows), and result in energy savings of at least 35%.
To benefit from the MaPrimeRénov' Condominium grant, an Energy Performance Certificate (EPC) is essential. The EPC determines your condominium's current energy rating and identifies areas of energy loss. Based on this information, we can propose tailored renovation plans to achieve the minimum energy savings of 35% required for the grant. Therefore, the EPC becomes the key tool for planning your renovations and securing your funding.
The zero-interest eco-loan (EPTZ)
The EPTZ (Zero-Interest Eco-Loan) allows owner-occupiers or landlords to advance part of the cost of renovations. To receive up to €20,000, two types of work must be carried out; and three to reach €30,000. The work must be carried out by RGE-certified professionals within two years of the loan being issued. VAT for energy renovation work on older homes
Energy efficiency improvement work on residential properties over two years old has benefited from a reduced tax credit rate of 5.5% since January 1, 2014. Eligible work includes the supply, installation, and maintenance of materials and equipment eligible for the Energy Transition Tax Credit (CITE), provided they meet the technical specifications and minimum performance criteria. The reduced rate of 5.5% also applies to related work that is inextricably linked to the work. VAT on boilers:
From March 1, 2025, any supply or installation of a boiler likely to use fossil fuels in residential buildings existing for at least two years is subject to the standard VAT rate of 20%. The boilers concerned are: oil or gas boilers (standard or high-performance low-temperature), and gas micro-cogeneration boilers (with an electrical production capacity of ≤ 3 kVA per dwelling). Maintenance and repair services (P2/P3 service) on these boilers remain subject to the reduced VAT rate of 5.5% (energy renovation services) or the intermediate rate of 10% (other services).
VAT on gas and electricity subscriptions increased to 20%:
From August 1, 2025, the standard VAT rate of 20% will apply to gas and electricity subscriptions and CTA contributions. This increase will be accompanied by a decrease in energy excise duties.
ANAH assistance
The French National Housing Agency (ANAH) has created a "Better Living" program to improve the energy efficiency of homes over 15 years old occupied by low-income households. Owner-occupiers, landlords, and co-owners can benefit from financial assistance covering up to 50% of the cost of renovations, as well as a bonus of €1,600 or €2,000 if the work contributes to an energy efficiency improvement of at least 25%. ADEME Grants
ADEME offers subsidies for the implementation of renewable energy systems. The Heat Fund supports the development of biomass use (forestry, agriculture, biogas, etc.), geothermal energy (direct use or via heat pumps), solar thermal energy, waste heat recovery, and the development of district heating networks using these energy sources. This subsidy can cover up to 60% of investments but cannot be combined with Energy Savings Certificates (CEE). Learn more
